We Lower Property Taxes
We lower property taxes for property owners. Our real estate lawyers have significant experience in representing property owners throughout western Pennsylvania in reducing property taxes.
Property taxes are based upon the total assessment for a property. In Pennsylvania, each county uses a different base year to determine how the property is assessed.
In Allegheny County, there is currently a 2012 base year. However, for example, in Beaver County there is a 1981 base year. This means that properties in Allegheny County are taxed depending upon their fair market value as of 2012, and properties in Beaver County are taxed at the fair market value as of 1981.
This does not mean that property owners in Beaver County necessarily pay less (which they do), because once the assessment is determined, you then multiple the assessment value by the millage rate. The millage rate really controls the amount of taxes dues, but obviously the lower the assessment, the lower the property taxes.

We also help resolve disputes over the boundaries lines and easements of properties. These disputes are especially common in the Pittsburgh area. Either because of peculiar history or difficult topography, even the best old surveys can become outdated quickly.
